Scott Steilen is a Principal and Managing Director of Warnick + Company (Illinois), LLC. He has spent considerable time advising his clients in the areas of hospitality operations, process improvement, asset management, corporate and investment strategy, market and economic analysis, litigation support, and capital markets activities. Scott's client list includes independent owner/operators of hospitality assets, global hospitality companies, institutional investors, municipalities, lenders, insurance companies, developers, family-owned businesses, and high net worth individuals.

Prior to founding Warnick + Company's Chicago office, Scott was a Senior Manager and Central Region Practice Director for Ernst & Young's ("E&Y") Hospitality Services Group where he played a key role in shaping and defining the strategy, direction, and operating plan for the group. Scott was highly involved in the group's capital markets efforts and served as the national service director of E&Y's Operational Enhancement practice. Before E&Y, Scott was a Senior Associate with HVS International, a lodging advisory and valuation firm based in Mineola, New York.

Scott has significant experience in providing clients an opportunity to substantially improve the overall operations, processes, and value of their existing assets or companies. By employing an approach that is less focused on analyzing, benchmarking, and reporting on an asset or company's issues, and more focused on diagnosing and implementing viable solutions immediately, Scott has helped clients achieve substantial, tangible success in improving their business.

Scott possesses broad expertise in the development, operations, capitalization, and disposition of mixed-use developments, condominium hotels, resort residential, and other recreational real estate projects. Scott brings hands on experience in the negotiation of hotel management, technical service, rental management, access and use, license, and other development and operating agreements. At the height of industry’s most active merger and acquisition cycle of the late 1990s, Scott was involved in varying capacities in nearly every major merger and acquisition transaction including leading the due diligence teams for two significant corporate acquisitions. Scott has also been an advisor in the successful disposition of complex operating businesses.

Scott is a graduate of Michigan State University, with a degree from its School of Hospitality Business and an emphasis in finance. He is a member of the International Society of Hospitality Consultants (ISHC), an invitation-only society comprised of prominent hospitality consultants from around the world. He has written numerous articles on various industry topics and is a frequent speaker at industry events.
