Warnick + Company has served as a strategic lodging advisor to the city of Phoenix since 1991. Throughout the relationship, Warnick + Company has assisted the city on a range of topics, including the evaluation and structuring of subsidy requests by lodging developers, urban planning issues, and negotiation of various agreements with lodging developers and owners.

In 2003, we began working with the city of Phoenix Downtown Redevelopment Office to develop a 1000-room convention hotel in Downtown Phoenix as part of a major urban revitalization program. The culmination of that effort is the new Sheraton Phoenix Downtown Hotel, which opened in October 2008. With confirmed pre-opening group room nights well above plan, the hotel is already enjoying extraordinary success in national market acceptance. Warnick + Company’s responsibilities on the Sheraton Phoenix have included: site selection and negotiating the land acquisition; feasibility analysis; concept and facilities programming; financial structuring; hotel operator selection, deal structuring, and management contract negotiation; managing the RFP, selection, and contracting process for the entire project team; structuring and negotiation of tax-exempt bond financing; oversight of all pre-opening activities, including the approval of key management positions and pre-opening sales and marketing; overseeing the concept and design of the hotel’s destination restaurant; and creating an art-oriented theme throughout the hotel, while orchestrating the activities of a panel of art and design experts in the selection of both permanent and rotating art collections. Warnick + Company now serves as the city’s asset manager for this property.
