In September 2008, Warnick + Company was retained by a client embarking on major repositioning
program of the Best Western Marina Pacific Hotel & Suites. The upgrading was to include the addition of a
penthouse floor containing 30 luxury suites and the creation of a rooftop bar with spectacular vistas of the
beach. Additional renovations and upgrades in the remaining guestrooms and public areas, including the addition
of food and beverage facilities, are contemplated in the near future.
The client had executed a Technical Services Agreement and a Franchise/Management Agreement with Joie de Vivre
Hotels who is currently on-site, and had commenced its management responsibilities under the Best Western flag
during the construction.
W+C was retained to provide assistance with the review and approvals of the following.
All plans and budgets submitted by Joie de Vivre for construction projects at the Hotel
The business plan and budget for the repositioning of the property
The first-year operating plan and budget to be presented
Within ten days of receiving the Owner's mandate, we were able to provide ownership with
succinct (three-page) memos on the reasonableness of the projections. Where we disagreed with the operator's
plans, we provided specific examples or recommended courses of action. W+C then scheduled a meeting with the
President of Joie de Vivre to discuss the plans and budgets for a date two weeks after the issuance of the
reports. We continue to monitor the situation to ensure that the Operator provides its "A" team input on
all design and development decisions.
